At least that way, I'd know very quickly what the outcome will be.This is one of the most competitive markets in the country AND there just are not very many REOs on the market any more.

I've been an investor since 2009 and competition has never been heavier. 

Market still holding at 150  a foot for 2 story and about 180 for ranchers... competition is Lennar  but I think we can beat them on quality of finish's and our lots are perfectly level theres are sloping. 

All he does is create competition for himself in every market.

if they willingly sign a lease at a market competitive rate than great, if they aren't you have to be prepared.Also, if they have no lease, I am assuming they did not get a background check run on them either.

It's most likely that you will have to pay premium on a small complex with less competition that require less work and already cash flow.  

GC's will get the job done fast and have a high quality of work.Handymen will be slower and a little lower quality work (rule of thumb) but be a fraction of the price.Let me know.

In strong sellers markets on the coasts, you can likely sell a bit easier, but the competition to buy may be brutal.

(I really just got lazy with it and stopped playing competitively, and okay I had moved on to casual leagues where drinking was the pre-game ritual....that's when I decided outfield was safe and fun. ha)I don't invest in CA at all.
