Seems to me like rent has come down a little bit compared to last year or the year before.

For absentee owners, you can't look for credit bureau info on them  as it's likely you have no prior business relationships. 

This is a great story @Sheree Hsu Kudos to you and your team to have everything done on time prior to the IRA deadline. 

I compared everything to it.  

It might be different in your market but in a lot of places there are just more people moving in the summer, so you would have a larger tenant pool to choose from, compared to the winter when fewer people are moving.

You can start working with your bank and compare their services with other lenders. 

You will not like the interest rate, however, as the investment property interest rate 'hit' is doubled compared to the standard 25% down.

However If you get caught leaving prior to that 1 year you won’t be able to apply for another FHA loan for 2 years (According to my realtor).I would also encourage you to look up new MIP rules.
