As you delve into specific areas, you will certainly want to do your due diligence and get some boots on the ground to assist you.

Now, I am not a realtor, but I do own my own Process Serving company and therefore I have "boots on the ground " on a daily basis in the Philly area so adding this service would be a relatively smooth transition.

Be careful though, all GC's are not, how to put it... straight in their boots.

We are a GC we do consulting and help with your boots on the ground locally.  

Closer to the center of the city is going through major revitalization but I think you would need boots on the ground to find a good deal there and would most likely need to do MAJOR rehab. 

Our sweet spot is C+ to B- properties in B neighborhoods that need just a little bit of love to get them back on track.I am reaching out to BP to find reliable "boots on the ground".

Is there anyone out there with an experienced realtor in the area who could help me do this, and be my 'boots on the ground'?

Oh and to boot the closing agent is the sellers attorney(seller gets to pick the closing agent in my county)...Any advice would be greatly appreciated!!
