The str will close before the land sells and then I would like to recast the loan to pay off a portion with the land proceeds.  

You could also look at delayed financing if the value is close to 110K. 

So I was thinking of a $100 increase to cover the $50 mtg rate increase plus $50 to get close to market price.

Those fee should be standard across the board and be the same or very close to the same for whatever you build.Next you need to understand that usually the larger the property the cheaper it gets per SQFT.  

If your wife is comfortable living close to other tenants you can get some low down payment loans and have the tenants cover most if not all of the mortgage.
