Coverage would be close to 100%, depending on the interest rate and what rental revenue is assumed during the purchase. 20-25% down is fine.

The numbers showed that option 2 closes the performance gap as I approached my target retirement age (65+) and exceeded it in retirement.My calculation does not factor in equity appreciation - just compounding of present value.I like the fact that option 2 gives me income while waiting for retirement.

Also talked to various finance professionals to get creative on getting across the finish line.Initially it was me and one other GP, but we brought on a third GP to help us raise recently - pending him actually helping raise the funds.We're looking to raise 900k, 700k to close. 400k raised so far (including GP equity), 300k more needed, with 2 weeks left to close.

I would set appointments with local investor/agents who are tapping the market you want to serve (just look at closed multi-family listings and see who sold them), and keep doing that until you find a person who stands to mutually benefit from coaching/mentoring you and expect to pay them a split to work alongside them until you're prepared enough to go on your own.
