The most important question you can ask a HML is as follows: "What are the names and phone numbers of three existing clients of yours that have done a deal with you in the last 90 days?"

I never take buyers that show around because I can’t compete with lying ... most of my business comes from realtors, sometimes a client will say what amazing rate they received from a retail bank and I say great, go there.
