Always underestimate the value and if the numbers still work you will know its a great deal.The city appraisal is BS in my opinion and so are BPO's.I also believe that in lower end areas there currently isn't any true value and it just comes down to what cap rate the investor wants to achieve.I have seen houses sell for $2,000 in these lower class areas and then another one across the road for $80,000 (unsuspecting foreign investor).Thanks for reading and have a great day.

I feel like I've read several contracting things, maybe I read an older version, but i can't seem to find out if I can just straight out get a broker's license, assuming I take the 270 hours, or do I have to wait x amount of time, 2-4 years being active, to get the license.2) I'm still currently investigating my Universities class catalog, but are there any foreseeable issues with taking a Real Estate class in Florida and using that credit to get a license in Texas?

The actual prices are less important here than the example of how to evaluate by breaking the home into sections and knowing in your head (or on paper) what you costs are for each class of typical section  items.

We put a ton into the property, and for over 15 years our properties were really the only properties that were well maintained, not just for profit, but to make the city look better.City started picking up and moving from a low end working class neighborhood, to more of a urban yuppie type of scene if you know what I mean.
