We are interest in renting investment.Any advice in how to find and make the decision.  

It's tedious however to run different scenarios and project where different combinations of decisions leave me in 6 months, 1 year, 5 years, 30 years, etc., with the ability to change variables and have the results auto populate across my entire financial big picture. 

Your decisions there will help drive the "where" conversations. 

Mortgage brokers can become a middle men and a filter, slow down decisions and communication, pick a loan that pays more commission - I have had mixed results.

Jaik has a good point, talk to a lender and see if what you can get per-qualified that will help you a lot in your decision making.

You want an accountant that can help you strategize and who is responsive when you want to know the tax consequences of the decisions you are making throughout the year.Good luck and let me know if you have any questions.

In summary, I would not make a purchase decision solely on cash flow unless it was in a different league than you example.

Since I can't control the world around me, I'd rather focus on making best decisions I can about what I can control, so that when something hairy does pop up, I have a solid foundation from which to respond.
