Best case scenario (or worst case depending on how you look at it) is that the initial price reduction because the sudden influx of build lots hitting market, will be offset by the spike in material and labor prices and you see continued normal growth/appreciation in the market.Its no different than where we are today.

Unless you plan to pay cash for your properties, get pre-qualified for an investor loan, so you will know how much credit you will have access to.The end goal - This is usually something like $10,000/Mo. income, in present value dollars.Time frame - The shorter your time frame to reach your goal, the more initial capital and credit you will need.If you decide buying an investment property is the right option, the most important decision is the location.

The appeal with 203K's is the initial purchase price but if you are a first time buyer I personally would recommend going with FHA or Conv. if you can.

So I was initially going to sell my house but the buyer backed out due to roof needing replaced and didn't want to negotiate... that being said I am thinking about refinancing it instead to lower the payment and get rid of PMI so I can cash flow the property and hold onto it.
