Our aim is to be long term holders but we do have private equity and syndicator clients who have a target IRR to hit and once they get there they exit and pay off their investors (hoping they'll reinvest in the next deal of course).

@John Rooster not that it really matters to the premise of my post, but the vast majority of people are not full time real estate investors and much of the capital and disposable income in this country is concentrated along the West Coast and Northeast urban centers.

You would need to concern yourself even with the width of the i-beams to make sure you center a new home (with the same i-beam width) onto the center of your existing piers/pad.The point I'm trying to make is this.
