I'm not a fan of arbitrage, primarily because I think there are too many amateurs doing it without Landlord permission or without following the law.

Also another cool feature to the property was the sunroom right off the kitchen that we though would have good potential for extra space so we put down flooring and a new fan out there for bonus space. 

Generally, I am not a big fan of anything purely domestic.
