Please confirm with your own CPAs and Attorneys before making any decisions but in terms of liability and tax exposure, I've observed no noticeable difference with individual vs LLC investments.

As such I started off and continue to be a part time agent for non-family buyers/sellers which helped ensure that I had stable income from W2 and "bonuses" from commissions whenever they happen (hence no pressure to close deals).Family deals aside, because I chose to grow the business organically through my sphere of influence, I've been able to not waste a dime on advertising or a minute on chasing cold leads.

I think it would technically be considered a 3 bedroom unit but I think it’s better as a 2 bed + office or even 1 bed + 2 office/bonus room which is how I currently use it.

And if you are looking at rental market, agents may not be the best, or only have partial insights, since they have exposure bias to buyers, not renters.Property managers will help if you are trying to gather market insights on rentals in various areas, who is renting, things to watch out for, expenses typical for the market, etc.I also like the "drive it yourself".
