When that happens, the properties in your inventory will sell for less than you planned and you'll feel that pain.  

Decent mix of older unrennovated homes, newly renovated homes and on by block a brand new town house community was built, where the townhouses start at 700K (when I moved over there they were going for 350K). 

The unit I am looking at is blocked by a building directly in front of the towers, but if you drive around they are right there. 

I'd suggest looking at Berwyn, specifically between 16th st and Roosevelt road, west of East Ave. 2-3 flats are reasonably priced and the walk to the blue line is only 4-5 blocks.  

Park a few blocks up the street for free in Long beach. 

As the owner you could reserve blocks of time for yourself to use or you could just rent another place while you're there and check up on your rental.
