During the eviction 9 months later, when we arrived with the sheriff, we had to get the entire family out of bed at 10am, despite them knowing the eviction was scheduled for that day.

I plan to use the BRRR method on this and just found out the house next door is for sale and might be next in line.

I am with one of the others above who said basic sloppiness  IE bed not made cloths on the floor dishes every where that's common.But when you start loading the garage with junk.. have a grease fire then never clean.. broken kitchen cabinets etc etc.. these are not people you want in your unit..  

Just make sure you line things up right.

In addition to how you work the roof line, you also have to be aware of how you are going to do the insulation and venting. 

German roaches often times will move in with the tenant (just like bed bugs), but will not go away until you get rid of the food source. 

Then once you line up people that would like to gain your business you have to bring something to the table like a good deal that you found while analyzing properties.
