Multifamily is the best asset class for longer rate/am as Fannie can go for 12, 15, 20 and 30 year terms and both GSE's have 30 year ams.

@John Morgan I'd agree with whats already been stated here go with an asset based lender, know your numbers and make sure that the deal is worth making.

You'll pay tax on the difference but shelter the rest in your 1031.Selling one larger asset and buying several smaller ones in different geographies whether true turnkey or not is another option.
