Multifamily is the best asset class for longer rate/am as Fannie can go for 12, 15, 20 and 30 year terms and both GSE's have 30 year ams.

Bottom line is they will want to see that you have 20-30% of the total loan amount in liquid assets, or convertible to cash.

@John Morgan I'd agree with whats already been stated here go with an asset based lender, know your numbers and make sure that the deal is worth making.

You'll pay tax on the difference but shelter the rest in your 1031.Selling one larger asset and buying several smaller ones in different geographies whether true turnkey or not is another option.  

We are working on obtaining financing for a potential deal but it will need to be rehabbed if all goes well.

Here's another.  4 years ago, I was selling the assets of my small business (tourism for wildlife photographers) for $25,000 and listed that sale in the "Business Opportunity" section of MLS. 

I currently have 2 credit cards with a total limit of $2,700 and a 716 TransUnion and 700 Equifax credit score on credit karma, but I feel like I will still get overlooked (I am planning on using the BRRR method to grow my assets.)

I have now almost completely eliminated my debt, and replaced that debt with assets!
