This is a C neighborhood.Building has leaking pipes in the basement, built in 1910, all 1 bed rooms, 1 bath, old style windows, no insulation, needs new roof, 3 furnaces and the list goes on.

I also just wrapped up a 5/2 this week and they painted the entire place as well as cut the trim in a different color (time consuming), drywalled a newly added 5th bedroom (to finish), and patched small holes and that job was only $1700.

I have a couple of two bedroom two bath residential condos in Encinitas, CA I placed in service in 1993, built in the late 1970s.The kicker is that the tenant who moved in to one of them in 1993 only moved out last year.

You typically want to see a blend of 1, 2 and 3 bedroom units, usually something like 30% 1 bedrooms, 60% 2 bedrooms and 10% 3 bedrooms.
