When attempting to wholesale would you find a seller before having a contract that’s ready to use or do you do all that once in agreement with the seller?

There we are in full agreement!

@Dean Klein The lease termination is actually how much notice you need to give prior to the end of the lease agreement.

I strongly disagree with some of the comments above, even if you intend to do reach an agreement with your tenant, you have to show them you're willing to do whatever it takes, even if that means going to court. 

You can use lease agreements to offset the mortgages on the investments to help you qualify for your next.
