There are some groups that only have 506(b) offerings and certainly market VERY heavily.

If you just want to market to Section 8 applicants, like Steve said above, most county Housing Authorities allow you to place a free ad with them which would obviously only be checked by those with Section 8.

There are markets in CA that can work and will require a different strategy than markets outside of CA like Reno, Nevada or the Midwest.

***Update Here***Should I keep Or Sale Gut Flip in B- area.If I sale my new flip best I’ll get is 30k after 9 months.If I keep as a Long term rental I’ll have to convert the garage into a 1 bed cottage at an additional cost of $35k leaving a total of $107k left in this deal after 70% refi and closing cost.

LA didn't have as much of an upswing in home values over the last ten years compared to the other areas but I also don't want to buy at the top of the market (which is San Diego right now, although may be doubtful it decreases - some places up 110%).
