@Chris MartinFirst, I presume that (i) you are referring to w-2 wages earned from your self-employment activity (e.g. you have a single-member LLC taxed as an S-corporation through which you are providing goods and/or services); and (ii) you do not have any full-time w-2 employees (i.e. working 1000 hours or more per year) working for the self-employed business or otherwise.

Being both an investor and active agent I have a unique perspective on this, but as an investor if someone brought a 16-unit deal to my attention and I ended up buying it (or even if I didn't) I would be grateful and would want to preserve that realtionship in any way possible so I was the person she brought the NEXT 16-unit deal to as well.

@Stanley Bronstein @Jay HinrichsTen years ago Texas changed CD law so it eliminates almost all the abuses, but still maintains the essential element of allowing people unqualified for financing to purchase a property.The law that accomplishes all of this is astonishingly simple.
