Let's say next year you do $100kIn April 2019 you will finally qualify for a loan and they will use the average of the two years, so your income would be $70kMost likely you will need to wait till April 2020 before you can use income that is closer to what you are actually producingSo if you have plans on acquiring properties, be aware of how a job change would affect that.  

My question is when I begin acquiring additional properties such as an apartment complex or other multifamily properties.

Now, whether you want to buy and hold or rent out properties, it's very difficult to argue that it would be a bad investment to acquire properties along the rail, north of the city.

So here we are...Long term I want to acquire more properties, more loans, but we may be at a hard stop if the lender thinks that this cash out refi was used as funds to purchase the next home. 

They typically are higher rate than banks, but their qualifications are lower and they might give you an option to acquire more properties quickly.
