Managing a property from OOS is not something most successful investors are going to attempt to do.  

After all, the success of the properties has strong correlation to the quality of the staff.

@Jordan Blackwell as you and some of the responders mentioned hypothecation is probably closest to what you're getting at though the practicality of successfully doing so is likely far less than BRRRing with real property.

I really want to do the brrrr thing but it seems like the more successful outcomes come from purchasing the property well below assessed value.

I believe heavily in the principle of hard work for those things that take longer to achieve typically reap the greatest reward.
