Right now I currently work a full time job where I have a whole lot of flexibility but not quite ready for the leap into real estate full time, at the same time I have a side carpet cleaning business that I am using to build up some funds for my wholesailing business, I want to use my wholesailing business to give me some experience in real estate investing, would it be the smartest idea to have my part time carpet cleaning business while trying to start my wholesailing business.

Lots of bedrooms for any size family, and renters often can't tolerate paying the heating bill for an over-sized house.Sometimes these can be made into rooming houses, if zoning permits (but that is a more hands-on business to be in than whole unit rentals).

When you talk to your mortgage broker, you will likely find that these days, even if you rent it out, any rental income for that property will not count towards any new home purchase and your whole PITI + HOA payment will count against you for at least 2 years, so you'd have to qualify for both mortgage payments, new home and old.
