I have done more research on the area and there are other studios in the area for rent (not on this street, but there is a cluster of multifamily buildings a few blocks away who advertise studios for rent - most are about $500/month advertised).These are my estimates (the owner gave me a "rosier" picture).  

Dreams of savings down the road go away when they factor in the additional mortgage cost created by that extra upfront cost.When I was still building in Northern Idaho and put in energy efficient devices advertising them was a negative and several asked if I would take out the non traditional high efficiency tankless hot water heating system.I build to green certification standards but I am  not willing to pay the inspector for certifying them green especially since he had to approve the plans for the homes to be built.I wish you much luck and support your intent but the reality, at least in my experience, is people are willing to talk about being green but won't pay extra or go out of there way to be green if there is even the slightest hindrance to their life style.  

To start off, I personally would probably advertise 200 bucks to 5 people with vans to stick the magnetic poster to their van.

Most localities require some public advertising of a sheriff's sale, and so you can mine the newspaper's website or city clerk's data/recorder data (usually at least some of it is available on the internet for free) to narrow your search.

In Georgia - we are not a judicial state- it is 4 weeks of advertising, and off to the steps.

however there is for certain a direct correlation between blue sky proforma's  IE rates of return advertised by sellers and quality of neighborhoods....

I'D see older homes being abandoned by the children of hardworking parents becoming delapidated, and untouched because no one seemed to be interested in changing the status quo.

I have asked a few people who owned abandoned looking barns if i could buy from them, but havent had any takers.
