BUT, if the property is listed FSBO, it's a regular ol' average joe trying to do the work of an agent to save a buck.. and doing it badly apparently. it's not unusual to say 'we don't want to disturb every tenant without a signed offer,' but they should have interior photos of at least most of the units.

I'm relatively new to this; I own one duplex which was empty and needed renovating when I bought it, and I'm looking at a 4 unit property with 2 of the 4 units currently rented.

Both units are rented out but upstairs said she is moving out soon. 

I wanted to see about an additional income stream with turnkey flipping( rehab a unit and sell with a tenant) and possibly keep some flips in the process (a BRRRR style if you will).

Hey @Patrick Murray, so you didn't know the codes regarding this sort of unit before you pulled the trigger?

Shares in a 401k are not usually shares, typically they are what's called a Unitized Stock Fund. 

Would you buy a unit in one of these buildings before the end of the year / before they have their inspection and reserves in order?

I have some land in the Phoenix metro and am considering building 4 units to sell.

Alternatively, if I left the unit as is, or added a bedroom for a much smaller cost by removing the dining room, I could rent the entire unit out on a short or medium term basis, for at or above the monthly cost, then look for a separate house hack with a bath already installed.
