I just completed a BRRRR on Friday in Omaha where we bought a SFR for $68K, put $5K into it by adding a couple closets, painting and replacing a stove.

The house recently appraised for $70,000 and we closed earlier this month on lucky Friday the 13th, pulling out $52,500 in equity. 

(I got a couple of gas ranges on a Black Friday deal last year.)New appliances also help with marketability at showings: more modern appearance, more energy efficient.
