Yields have been compressed so far on the coasts that we're seeing these funds target the Midwest in their search for yield, which is a new phenomenon.Also, when you are a small syndicator, one bad deals can end you.

I also believe the good fund law is targeted to make sure that you cant do a dry closing anymore.

Which brings me to my question:  how close is it to college, are students truly the target market? 

Make your first page what it is you are going to target.

I have actually been using facebook ads to bring seller and buyer leads and it has honestly been alot more effective than using any other software such as CL scrapper or cold calling/emailing because you do not have to touch the ads at all, and all the leads that come in that do not initially convert, they go to a 14 touch point follow up sequence and I am able to also re-target them directly on facebook.

Actually, it sounds like the neighborhood was already sketchy, if there were vacant houses to be targeted by arsonists.

Then they just work the short con then the long con... and its a target rich environment for those scammers.. they can induce the newer investor who is not familiar with what real rates are or how the lending process REALLY works in our markets...

We did the roof as described above, and the box sills in the basement and targeted a few problem areas.
