I know i should have done these courses in the beginning of the year, but i was listening to other people who said it's a waste of time to become licensed if i want to mainly wholesale and invest, investors don't deal with agents so why become one, the agents way of thinking about real estate investing is clueless and you will be taught the wrong ways, and other mixed opinions feelings that i received.

From my experience presenting offers to individuals who have a contractual agreement with a realtor is almost a waste of time for investment purposes, unless you work with a realtor who is "investor friendly" Most realtors I come across are in their own world.

**Rent Credits Discussion**The rules have changed for mortgage origination, and your Mortgage Broker better have done 100 Lease Option Originations over the last 2 years or you are wasting your time.It is important to understand that only the portion of the monthly payments that is above market rent can be considered as a rent credit towards the down payment.
