I've got a masters degree in real estate and have been in development (single family and self storage/industrial) for approximately ten years now.

What would you do if you were in my shoes.

To expedite their vacating the property, I've seen others provide 2 months of storage and 8 hours of moving crew.

Tiny house on wheels so can be moved.Rent lot to somebody with their own mobile home or RV, if zoning permits.Rent lot to people who want a garden plot.Build garage and rent mini-storage on small scale.

Property info:-Neighbourhood is safe, family oriented, homes build in 80’s but many on the street have new siding and fantastic curb appeal (the one I am looking at has older siding but still nice curb appeal), bright and very wide street unlike most in the areas I can afford in-Three bedrooms 1 bathroom upstairs (bi-level), newer kitchen, good condition overall, 1 bedroom suite in the basement with separate entrance, storage, large bright windows and high ceilings, good condition – ready to go minus framing in and adding one door (easy fix).

I will be at the Self Storage Expo at the same Pairs Hotel 3 days before this event.  

So can take on some risk but don't want to over do it....saw too many people and many fellow real estate agents loose their shirt and pants and shoes, etc in the great recession.  

It looks like my cheapest option and reminds me of the spray-on shoes in "Cloudy with a chance for meatballs".

You can JV, do administrative work, do his/her taxes, shine his/her shoes, babysit, wash dishes etc. etc. etc.
