@Shane WoodsThe house is not in need of any repairs....roof is new, gutters are new, foundation is repaired.

With my extremely limited experience, unless something is messed up with the foundation, the house has a full gut of about 25-30K.

Once for massive cat urine (after tearing out floors, bleaching and sealing foundation) and another time for cigarette smoke (after replacing carpet and repainting).

My goal is to build wealth by buy and hold in the long term but starting off it looks like wholesailing is a good place to build your basic real estate foundation.

It will need foundation repairs, paint, carpet, and tile in kitchen.
