In Alabama another place I invest, it’s mostly government contractors and researchers (Huntsville) so SFR tends to do quite well there.

They are worth their weight in gold I saw this happen years ago.

Take time to research the schools, maybe even type in some surrounding streets on google street view to see what the area looks like.

Not sure what all the numbers are for the area I’m looking in but I’ll do a little research, plug it in and share with you guys.

I really don't think you can buy notes based on any thing but a third party valuation you either pay for or is current.. or your own research..

It's stuff like this that gets me excited to get researching.

@Blair Poelman,I am looking to get into wholesaling and throughout my research and analysis on all of the properties that I am finding to be "good deals", I instantly get sidetracked (which may not really be sidetracked) and start looking to see how I can pursue it for myself.

While doing some research on these properties, I discovered that there were 3 houses that were listed under a person's name who is now deceased. 

thats a question best researched with a RE attorney who knows tenant/landlord laws, and probably worth speaking with some local PM's in the area as well about their experience. 

Can anyone offer me their thoughts as I begin to research my options?
