There is not a riskier borrower to lend money to than someone who doesn't have the ability to cover the deposit for a purchase.

These properties are my children's college education, I acquired them in 2005, only 1 loan no 2nd, never refinanced since purchased, but I am in a dire situation, any advice on where I can get the help I need to save these 2 houses, they both have equity... 

I have a very odd situation:I basically bought a house for a friend of mine about a year ago and gave him a 5% interest only loan for the entire purchase/closing/renovation costs.Both he and I would like him to get more permanent financing.But, he does not have a social security number. 

However, he wants to be off the loan within two years of purchase.

My main goal is to understand what types of loan products are available, and we are now more open to analyzing out of state purchases.We are eager to make our first purchase within the next 3-6 months.

if I borrow 100k for a BRRRR (purchase plus rehab) and borrow the money for 9 months (purchase and 6 month seasoning before cash-out refi) he is totally fine with me giving him a lump sum after 9 months of $105,941. 

Initial purchase to buy/rehab should be around ~15%.
