I, and my contractor, are fairly certain the tenants overloaded it, as a glass broke and cut the drain line, then jammed and broke the agitator arm.It had to be replaced.

Then they go out and find a house that they really can't afford yet and they get into trouble trying to pay for the loan.My advice for newbies:-Do your homework (get to know the markets you want to buy in; know what you want to buy and why)-Put a good team of professionals together to work with-Straighten out your finances and get your financing pre-approved before you buy.

The drains were not clogged when the house was rented out so I would think it is automatically the tenants fault.

You can pay the lowest payment, usually starting around 1%, reason you you would want a product with 1% is because if your renter moves out or leaves you are still able to cover the mortgage payment without draining your personal accounts.
