@Braeden Cobb I did try combining short and long term in a multi-unit property. 

Tenants text me with repair issues and I forward the text to my handyman or HVAC guy.

The scarcity of options that these people have makes them happy to drive a bit to solve their problem while also maintaining their comfort and safety during their stay.

The Fannie guideline change doesn't eliminate the self sufficiency test as FHA still requires that, it just lowers the Fannie down payment for 3-4 units from 25% to 5% and since Fannie has never had a self sufficiency test you avoid that issue.

I can't speak to the licensing issues, but it sounds like overall you had a different experience than me.

I am an out of state note investor, and have a note that is held in my companies 401K Trust, where a neighbor is suing the borrower in small claims court.   

It definitely needs updating and might have some minor structure issues.
