Last week a seller called me from my postcards and it did not want to sell at a price to be a good fix n flip.

If I were to do it right now, I would still try to house hack but would definitely look into staying in the studio if the rent is chheap and it would allow me the freedom to buy more investment properties.

Your post, @Steven Westlake, reminds me of others here asking about car washes and self-storage facilities.

I did read Boston’s ordinance but honestly it made no sense to me.  

I believe with a CAR purchase agreement and conventional lending underwriting there is no way to specify a disbursement of funds to me as a "assignment fee" for "X" $'s.Any thought's out there?

It's too bad no one shared this with you during the transaction since several people involved with the deal surely knew this requirement.For sure that will cost me 37k
