My clients close in the name of their LLC, so the mortgage is not a tradeline on their personal credit.Feel free to reach out with any additional questions you have, or post here for the benefit of the group.

@Audrey Blotz yes, firmly agreed with the above post on AVOIDING capital gains all together if you fit that 2 out of the past 5 years thing. 

I am new to the real estate scene and would greatly appreciate some insight on this. sell it and invest reinvest the same money in a downtown market like Columbus. you can get a 60k plot of land and get rezoning application to put a stacked triplex that we build. let someone help you who's sophisticated. you already have the equity. land isn't worth anything unless you can build it. our product is posted in marketplace 

You can try to post this in the commercial forum but Canada is so different from the US that I would suggest just going to some Canadian/Alberta Facebook Real Estate Investor Group pages and ask this question in there.
