Being that we only lend on non-owner occupied properties, we want to ensure that funds are being used to reinvest in these particular types of real estate transactions and not being used as a down payment on a primary residence.

For water we always keep that in the owner's name (since, in our area at least, water bills run with the house and not the customer).
