I had new tenants move in and I believe they are letting friends stay over night and are preparing food for a business.

Many households earning less than half the median income, spend more than 70% of their income on rent, leaving little money for essential needs like food and healthcare. 

And also by not implementing things like rent control, S8, free phones/food/etc and allow prices to rise to the point those on the lower economic end give up and move.The only thing this Bill would do if passed is drive more landlords out of the business, reduce construction of new units, and cause rent to go higher.

Gave me lots of food for thought.

I have a duplex in Redmond with a tenant who pays over half my mortgage, and a friend in my second bedroom that reimburses me for utilities and food.

I also have a fully taxable (kills me to write those words) entity where I acquire assets meant to put a roof over our heads and food on the table.

Just a food for thought. 

Our market caters to large family groups, multigenerational travelers and friend groups.

There are reasons one would go for an AirBNB but on just outright price for a place to stay, its just not happening in this market.The STL market as a whole is extremely overbuilt with hotels and there just isn't a whole lot of tourism based travel to cater towards your traditional AirBNB type establishments.

I think our family of seven spends about 60k a year on bills, food, etc. and that's it.
