Yes, they are trying to prevent a claim on their end, but a saved claim is a financial loss you don't have to have the pain of experiencing too. 

I read the forums as much as I can, and there is great information here, but I'm still a little shake when it comes to the financials and taxes.

I remember back in my college days when my classmates where paying several hundred dollars extra to live in some hundred year old building in Midtown just so they could be close to all the action… meanwhile I’m paying way less and living in a gated community with a pool.

It was a difficult decision as my family is emotionally attached to this home but based on the financial gains of investing the tax free appreciation it makes sense for us. 

Even after asking the rent rolls, financials, T12, etc the most info we could get, could fit in single square of toilet paper.

You could open yourself to lots of liability , and or losses by the developers actions .

I don’t know necessarily how I should approach him about the potential his equity has to change the dynamic/financial freedom of our family for generations to come.

We have two 1 year olds so being in a safe neighborhood is vital to convincing my wife that this is the best move to getting to financial freedom as quickly as possible.
