I changed all of the locks and sent the now former tenant a text message asking if he really was not in need of any of the items there, that we had changed the locks, and that if he needed anything, let us know and we would let him in. I

He also stated in is other thread that they were primarily targeting Latino buyers that don't speak English. 

If they don't move in, I keep it.

I don't really care too much about speeders or parking meter violators; what I'm interested in is someone who can, and does, pay their bills, and doesn't have a verified record of being a pain in the *** to the landlord, neighbors, or neighborhood.

I would encourage you to work the other way around to reverse engineer your numbers.
