She will trust what she writes more than what you put down on paper.Once you have arrived do at the framework of a deal, list out a simple list of terms in about 6-8 line items then a list of documents that will be required and tasks or conditions that are to be met be each party.

Mine is mid to high 600s even though I have perfect payment history because I max out many of my revolving accounts to buy real estate.Some banks will want to see that you are making money from the rental on your taxes and that it is leased for at least a year before they will even count rental income.
