I'm looking to get started in a long-term rental, even a perhaps a small multifamily in a B-/C+ class-ish property. 

I have also been a property manager since 2016 for single family homes. 

This is very important though: Every person staying at the resort must be added to your room reservation or they will not be allowed to enter the property, including kids! 

Also, if I’m trying to brrrr the property how do I do upgrades with tenants in the way?

Good morning,Still a newbie but I've found a four in my area that is "For Sale By Owner" that my initial underwriting, from the info I can find, shows it to be a property that would fit my CoC and CF criteria.

No - "DSCR Loans" are for residential investment properties only (with only a very minor exception for small mixed use properties that are majority residential in nature in every way)

Hi,I have property with a PM....as part of the agreement any late fees go 100% to the property manager.......my tenant moved out without paying last month's rent and the property also had a bit of damage and repair expense (3-4x monthly rent.)
