My experience is mainly watching Television on DIY and rehab shows, countless upon countless hours of internet research, joining a real estate club, and several books such as Steve Berges "The Complete Guide to Buying and Selling Apartment Complexes" "How to Buy and Sell Apartment Buildings" by Stephen Vollucci.

Philadelphia has far more in the way of requirements to meet.And there are many layers that have to be accomodated as well, What I mean here is that, there will be federal level requirements (Lead Based Paint disclosure document for pre-1978 construction), there is state level stuff (in PA for example, we have to use a plain language lease - no legalese), and then there are local requirements (Phila has their own Lead Based Paint disclosure, and a tenant handbook that the landlord has to give to the tenant as a couple examples here).I would venture to say that having one lease document that is universal throughout all states might be a tough thing to come up with, and you'd certainly have to include things that would be considered extraneous in some areas (because they are required things in a few locations).

Frankly, I have seen inspectors that are much harder on DIY owners to the point that no matter what they did, it wasn't going to pass (electrical, in this case) until they paid someone.

I would venture to say that most of their posts were questions asking political, off topic and genreal questions, like the economic impact of the fed on RE, Such postings were obviously to run up the points quickly to gain influence, IMO, as some of these folks are really not that well versed in the technical issues of real estate.It has turned BP in a broader scope of macro business topics rather than drilling down into details of real estate.
