Hi @Josh CaldwellI canvas financial plannersI ask them if their clients would like to sell their low equity homes on lease purchase instead of paying the traditional sales costs of selling with an agent, which saves their client sometimes as much as 9 to 12 per cent.If the sellers have no equity, they do not need to break savings plans like IRAs to use to pay the costs to sell.

You can have 90% MLS access through the likes of Zillow, Redfin, etc without being licensed....that get's you pretty much Nationwide.MLS's have traditionally been very disparate geographically, competitively, economically and in any other adjective you can think of, they are, SLOWLY, coalescing in may areas.

My dad actually did that in the Midwest and doubled his money on the exit 3x (sort of like what poster Christian did).I'm still a property virgin and am thinking of buying some 1-2 bedroom apartments in the downtown or outerlying commuting areas of major cities in the US & Europe.
