I need to pull out cash to perform maintenance on the same property.

I am simply asking to include something like, "unit has brought in rents well above market rate year over year" or "unit is cash flow positive". 

Purchase price: $260,000 Cash invested: $5,000 This was a short term lease option agreement to help the original owner get back on track with monthly payments and upgrades.

Would these types of companies prefer a cash purchase, or would seller financing be entertained?

The extent of the research I did was that I saw the previous owner bought the land in 2007 for $37,500 and I bought it for $7,000 cash.

We have never had anyone not making significant returns that built a large portfolio and with cash.

It's difficult to find cash-flowing properties there now though.

My owners who paid cash are the ones who do the LLC's. 

I would love to find a cash flowing asset.
