Its possible that you may have to deduct $50 from the rent price to keep vacancy rates in line with similar properties in your area, but it's also possible your market is so hot that it wont matter. having a good quality rental will help here as that is more important.

i do agree that a credit score does not necessarily mean that they wont pay, but it is definitely not a good sign.2. i know a big deposit is extremely tempting, but from what i was told when i first started out is that you should not get blinded by it, and from experience i saw that some times when they offer you more than you asked for it is a not good sign.i am not saying anything because when you have experience you can feel it, just be cautious

@Peter Darby that's a hard decision, on one hand, it will cost you a bare minimum of $1200 to replace the tenant, so anything less than a $100 reduction is a win.On the other, it is setting a bad precedent, and if $50 is the difference between making it and breaking it, she probably wont make it another year.
