If I give money to a flipper to buy at trustee's sale, he wins bid, tells trustee to title in his LLC, I get note and deed of trust from his LLC same day, I record deed of trust, he gets trustee's deed let's say 15 days later, he marches down to the county recorder and records trustee's deed, will my deed of trust that was recorded 15 days earlier attach and become a lien, or do I have to wait until the trustee's deed is recorded before recording my deed of trust?

In the event that you do try to sue him for damages and win, what money will he have to pay you?  

From what I read if i didn't win my 10k deposit would roll over to the October auction but since I did win will I need a new deposit?

Now, you're back to the judge and that "protected class" area and dealing with her competence, the heirs usually win if she doesn't appear in court.You haven't shown her problem as to why she wants to sell.

If I restart the offer process with a different buyer's agent and I win the house, can the first buyer's agent demand a commission even though she did not successfully negotiate for the house the first time? 

Ultimately, the homeowner will win the right to park close to their house and have a curb cut and new sidewalk installed at the condo's property owners expense.
