In LA, we have some of the best beaches in the nation, some of the best weather in the world, proximity to mountains/snow/national parks/forests, anything you can think of is within a few hour drive of LA.

The weather was fairly mild and they seemed to have a lot more sunny days and not so much rain! 

@Dan Heuschele, any thoughts on STR investors that may have been overextended or not able to weather the COVID shutdown?

They have no respect for their neighbors (barking dogs at midnight for 2 hours, cars left running for 20-30 minutes even in warm weather so that our carport fills with gas fumes, 6 vehicles on property of which only one is owned by the lessee) and were recently evicted from another house a mere 2 blocks away.I contacted the landlord, who lives 100 miles away, sent him photos, and he responded, thankfully, and is ready to evict in the near future if the lease is not upheld.

It is definitely good to have reserves so that you can weather a few months of vacancy or a minor emergency.

More often than not, the weather heats up in Spring and people get the idea to move to the beach so all of our rentals are set on yearly leases with starts in April, May or June. 

When the first interruption in their income comes, and it will come, I want to have people who can weather the storm.

If they are deep enough you can weather the storm, pay eviction costs, turnover costs, and loading fees for tenants.
