It's unlikely your appraisal contingency runs that long.

While we plan on doing a lot of the work ourselves, we are realistic with our limits and will need to hire much of it out. 

I've been actively searching for investable areas, with a long term view of reliable operating costs and proximity to the ocean or beach.

Another factor to consider is whether the property is a long term rental or a short term rental.
