Because seller needs buyer and traffic.But 6% in CA is no way, some of you guys buyer agent literally do nothing lol lol and you guys only ask us to overbid everything , with DOM of 3 days, sometimes is 24 hours, we don't even need seller agent sometimes lolCali is the most egregious with this simply cause of the absolute value of house prices and what each percent means, but it happens in a ton of markets too.

I dont think you can buy deals that are at or below US treasuries day one since appreciation and value add is measured in IRR and that is speculation.
