You could do a value-add multi family that combines these two strategies. 

I looked into passively investing then but after doing my due diligence on the homes that they were advertising, I felt that they were charging more than the homes should have been valued at. 

But, expect that in two years, you may find yourself in a position where it hasn't sold, the value has dropped and you have to lease option or rent it again until the value returns.

Where I got a ton of value was from the individual 30-60 minutes "meetings" in the hotel coffee shop, lobby, or bar with other participants.

@Noah Ogle - You should try to find the big players doing what you want to do in your area and work to provide them value without expecting anything in return.

I dont think you can buy deals that are at or below US treasuries day one since appreciation and value add is measured in IRR and that is speculation.
