If you don't offer them, you're absolutely going to have longer turnover times and lower rents.A rental without a fridge would never rent at all.I ask because much of the advice here claims to be universal truth, when in fact, it's highly situational.

Marcus, almost universally the tax assessments and the actual value of the property have nothing to do with one another.It is best to only use the comparables (similar property within 1/4 mile of the subject property and sales within the last 6 months) to evaluate the value and then make your offer price based on those comps and of course the cost of repairs, etc.Best of luck!

Heavy emphasis also doing your due diligence upfront as there will not likely be an inspection period like in residential.Although some sellers/lenders will demand the due diligence to be performed upfront, this practice isn't universal.

I hire a general contractor who not only tells me what's good and what's bad, but also tells me how much would it cost to fix.I don't care if the roof is "in marginal condition ahd shows signs of wear" that is a language of a home inspector.
